On October 18, 2023, San Diego State University (SDSU) officially broke ground on the Avalon Mission Valley project, marking the beginning of its first residential and retail development in the Mission Valley area. Located east of the Snapdragon Stadium in the existing Orange Lot, this initiative will introduce 621 apartments ranging from studios to three-bedroom units.
Developed by AvalonBay Communities, the Avalon Mission Valley project aims to create a vibrant community space. SDSU President Adela de la Torre emphasized the importance of this development for local residents, stating, “This development is designed primarily for our neighbors, our community and for San Diego residents. Together with our civic and community partners, we’re creating a dynamic, walkable neighborhood that links transit, recreation, and innovation, unlocking opportunity and access for all.”
Project Details and Community Impact
The development will feature approximately 30,000 square feet of ground-floor retail space, anchored by a grocery store. Plans also include public art installations and a design aimed at achieving LEED Gold Certification, which indicates a strong commitment to sustainability.
As construction progresses, parts of the Orange Lot will be fenced off to accommodate the work. The project is expected to welcome its first residents by 2028. Mark Janda, senior vice president of development for AvalonBay Communities, expressed enthusiasm about the project, stating, “We’re proud to be part of SDSU’s bold vision for Mission Valley and excited to help bring this new community to life. This project is more than housing – it’s a catalyst for the vibrant, connected neighborhood that’s taking shape here.”
The groundbreaking ceremony also saw attendance from key figures, including San Diego Mayor Todd Gloria, City Council President Joe LaCava, and Councilmember Raul Campillo, highlighting the project’s significance to the local governance and community structure.
Future Development Plans for Mission Valley
At full build-out, the plans for SDSU Mission Valley encompass 80 acres of parks and open space, the construction of up to 4,600 market-rate and affordable housing units, and the establishment of 1.6 million square feet of research space. Additionally, the development will feature 95,000 square feet of retail space and a hotel.
The university’s vision for the SDSU Mission Valley campus includes an “innovation district,” aimed at enhancing educational and research endeavors, as well as supporting entrepreneurial and athletic programs. This comprehensive plan is expected to bolster economic growth and community engagement in the region, marking a significant transformation for Mission Valley.
With a focus on sustainability and community, the Avalon Mission Valley project signifies a pivotal step in reshaping the landscape of San Diego, aligning with the broader goals of the university and its stakeholders.
