UPDATE: Residents of the Bavington complex in Las Vegas, Nevada, are facing a shocking increase in their Homeowners Association (HOA) fees, set to rise to $490 per month starting January 1, 2025. This steep hike has left many community members scrambling for solutions as they struggle to make ends meet.
On November 4, the newly formed HOA board revealed a budget that includes a monthly assessment increase of $22.50, raising the base fee to $240. Additionally, residents will incur a $250 monthly special-reserve assessment, pushing the total to an eye-watering $490 if approved at the upcoming board meeting on December 3.
Denise Holden, a long-time resident of the complex, expressed her concern over the unaffordability of the rising fees: “I absolutely know that they can’t afford this increase,” she told ABC affiliate KTNV. With 272 condo owners in the community, many are feeling the financial strain.
Carole Cotero, a 70-year-old resident on a fixed income, echoed the sentiment of desperation. “I’m lucky if I’m able to buy groceries once a week,” Cotero stated, highlighting the harsh reality for many in the community who are living paycheck to paycheck.
In response to the impending fee increase, residents have initiated a petition to oppose the budget. “They’re going to see how many people did sign to prove that we are against the increase,” Cotero explained. A majority of owners must voice their opposition, either in person or through signatures, to prevent the budget from being ratified.
The HOA claims the increased fees are necessary for essential community repairs and future projects, as detailed in the budget document reviewed by residents. However, under Nevada law, HOA fees can only be raised if proper notice is given, and the budget can be rejected by majority vote.
As the December 3 meeting approaches, residents are urging their neighbors to participate in the vote against the fee hike. “I pray to God we stop this,” Cotero said, reflecting the anxiety gripping many families in the community.
