UPDATE: North Devon Council is set to review an urgent proposal that could increase housing in the rural community of Westleigh by nearly 10 percent. The application for nine new homes, which includes three affordable units, was submitted to the council and has sparked immediate public interest.
The proposed development aims to address significant local housing shortages while enhancing community amenities, with a designated public open space adjacent to the village hall. Currently, Westleigh is home to just around 100 residents, and though it lacks formal village status, it boasts essential facilities, including a pub and a church, supporting the need for modest-scale housing development.
Planning documents reveal that the design prioritizes spacious living, featuring extensive landscaping, particularly along the northern and western edges of the site. The proposal has already undergone public consultation, reflecting community feedback to ensure the development aligns with local needs.
Environmental assessments indicate that while the site houses various bat species, none of the existing trees are suitable for roosting. Mitigation measures are planned to enhance the habitat, including hedges and foraging areas, addressing ecological concerns while promoting sustainable development.
A heritage report highlights potential visual impacts on the nearby grade II listed Rock Cottage, located adjacent to the proposed access point. However, it states that the development will not adversely affect the architectural integrity of this historic structure.
Oliver Gibbins, representing the Christie Devon Estate, emphasized the project’s importance in meeting local housing demands, stating, “This development will significantly alleviate the housing crisis facing our community.”
The council is expected to make a decision on this pressing application in the coming weeks, making it critical for residents to stay informed about the outcomes. This proposal not only aims to fulfill housing needs but also enhances the community’s overall quality of life.
With North Devon facing a housing shortfall, the urgency of this proposal cannot be overstated. Residents and stakeholders are encouraged to monitor developments closely as the council prepares to take decisive action.
