UPDATE: Major construction has officially begun on a transformative mixed-use neighborhood in downtown San Jose, with plans for 686 residences set to reshape the area. The Cityview project, spearheaded by Jay Paul Co. and brokered by Newmark, aims to create a vibrant hub at a prime location bounded by Park Avenue, South Almaden Boulevard, West San Fernando Street, and South Market Street.
This ambitious development promises to revitalize downtown, introducing new housing, retail, and dining options that are urgently needed in the area. “There is nothing else like Cityview in downtown San Jose,” emphasized Phil Mahoney, executive vice chairman at Newmark. “This is an entirely new, mixed-use project on 11 acres at the center of downtown.”
The Cityview project is designed to offer a blend of modern living and community engagement, featuring a proposed 27-story housing tower called The Tower at Cityview, which will include 360 luxury residences. Additionally, an existing office building will be converted to create 326 units of modern housing, known as The Village at Cityview. These developments are part of a larger phase one that aims to redefine the urban landscape.
The urgency of this project cannot be overstated. As San Jose grapples with a housing crisis, the Cityview neighborhood is expected to play a crucial role in increasing foot traffic and making the downtown area more vibrant and active around the clock. “The more homes in downtown San Jose, the better,” stated Leah Toeniskoetter, president of the San Jose Chamber of Commerce.
Construction is already underway, with the demolition of an old parking garage paving the way for new ground-floor retail and a modern parking facility. The first phase also includes plans for a 10,000 square foot fitness and wellness center along with 35,000 square feet of retail and restaurant space, creating a bustling environment for residents and visitors alike.
Looking ahead, the second phase will focus primarily on the construction of the new high-rise tower, which is expected to offer luxury amenities such as rooftop lounges and outdoor terraces. “Cityview will be the heart of downtown San Jose,” Mahoney remarked, highlighting the project’s potential to become a focal point of urban life.
As the project moves forward, there is significant interest from potential tenants for the adjacent 19-story office tower at 200 Park Ave, which could accommodate between 3,900 to 4,900 office workers if fully leased. “Tenant reactions are very positive,” Mahoney added, indicating strong demand for commercial space in the area.
The Cityview development is strategically located near key landmarks, including Google’s future transit village, the Adobe campus, and the Center for the Performing Arts. This connectivity is expected to enhance the urban experience and contribute to the overall renaissance of downtown San Jose.
