These projects aim to breathe new life into the area, which has been undergoing transformation since the demolition of the old Westminster Mall approximately 15 years ago.
The city is optimistic about the future of this redevelopment, which is positioned at North Sheridan Boulevard and U.S. 36. Heather Cronenberg, the city’s real estate development manager, stated, “There’s a whole second phase of development that is about to come online. We think it’s going to be a draw from all over the metro area.” This sentiment reflects a broader vision for Downtown Westminster, which aims to evolve into a vibrant city center.
Community Enhancements on the Horizon
The upcoming projects are poised to enhance the community experience significantly. This fall, the highly anticipated Center Park will open at the intersection of Fenton Street and Park Place. The park will feature a splash pad, picnic shelters, and a dog park, providing a gathering space for residents. In addition, next year will mark the groundbreaking for a 49-unit affordable housing project aimed at seniors, as well as the debut of the Red Lotus Den food hall, which will house seven restaurants. Owner Henry Lee recently secured permits for the **11,500-square-foot** venue, hoping to attract more visitors to the area.
Despite the enthusiasm surrounding these developments, the journey has not been without challenges. The area has experienced its share of setbacks, including the closure of some businesses and vacant retail spaces. Notably, the Tattered Cover bookstore, which operated in the area for just over a year, closed its doors in late 2023. Additionally, the movie theater chain Alamo Drafthouse, which faced bankruptcy during the pandemic, remains in operation but has struggled to stabilize.
According to Rodney Milton, executive director of the Urban Land Institute of Colorado, such growing pains are common in ambitious redevelopment projects. “Being patient to get what you want is a huge challenge,” he remarked, emphasizing the complexities of balancing market sustainability with community aspirations.
A Vision for Community Connection
Westminster Councilwoman Sarah Nurmela, who has played a pivotal role in the redevelopment since its inception, expressed the intent behind the project. “We want to create these elements of gathering and connection for people,” she said. The objective is to foster a sense of community similar to what the original mall provided during its heyday.
The $100 million investment from the city reflects a strategic approach to urban renewal. The city acquired the land, demolished the mall, and laid the groundwork for future developments. This proactive stance allows Westminster to shape its downtown according to community needs, ensuring that a portion of new apartments remains affordable for lower-income residents.
As the project continues to evolve, it is beginning to attract additional businesses, enhancing the local retail landscape. Recently, a Trader Joe’s opened just northeast of the downtown area, further boosting consumer interest. “We don’t have to rush it,” Nurmela noted. “We just have to make sure we’re building a project that supports and feeds that vision.”
Residents are already experiencing the benefits of the ongoing transformation. For example, Austin Tristan, a resident of the Aspire apartment building, appreciates the tranquil environment. “I like how it is right now. It’s peaceful and quiet most of the time,” he shared. However, he also expressed interest in more dining options, particularly local establishments.
Efforts to increase foot traffic and community engagement are underway, with the city and the Westminster Chamber of Commerce launching an initiative to stimulate activity in the downtown area. Over the next year, **$300,000** will be allocated to events designed to attract visitors and enhance community interaction.
